Usually this will take approximately 2-3 weeks. If you need other services as well such as soil reports or drafting the process may take up to from 4 to 6 weeks. These timeframes rely on our planners having all the necessary documentation to complete their reports.
Short answer: in general between 3-6 months.
This process cannot be controlled by Central Vic Planning Consultants and varies depend from Council to Council. Other factors can impact the length of the processing period such as the complexity of your application and whether the application has to be advertised or referred to other organisations such as Catchment Management Authorities or the CFA.
Unfortunately, no. Town Planning consultants and services cannot guarantee the outcome of a planning application since the final decision rests with Council.
That said, Central Vic Planning Consultants have worked for and with local councils for years, with experience presenting applications in the best possible way, and foreseeing and mitigating potential issues. We follow up with Council to ensure that your permit has the best chance of being approved.
Our years of experience and direct relationships with planners at many Councils mean we can advise you of any potential risks to approval before we start your application, and shape your application together accordingly.
In the rare case that your application is not approved, you are able to challenge any decision made by Council via VCAT and we can advise you on this process if you should be left in this position.
Meeting in person is not essential, with many of our applications being completed and approved via phone/email correspondence. In person meetings are encouraged where possible to ensure we get all relevant information and can discuss things in greater detail.
A 50% deposit is payable upfront to start on your project and the balance is payable prior to submission to Council.
No, your permit application will be followed up by our staff and we will keep you updated every few weeks as to the progress of the application.
You will be charged a planning permit application fee by the council, the current fee for a single dwelling is approximately $1,600 You may also be charged for advertising, this is approximately $100. These fees will vary between Councils and depend on what you are applying for. Central Vic Planning Consultants can service any Victorian LGA, including metropolitan and rural, however we are based near Ballarat and primarily service: Hepburn, Ballarat, Golden Plains, Geelong, Pyrenees, Central Goldfields, Moorabool, Ararat, Grampians, Bendigo, Horsham, Loddon, Mitchell, Macedon Ranges.
Sites outside these areas can be serviced noting that travel fees for site visits are subject to distance-based travel costs from Clunes, VIC.
